Washington Real Estate Fundamentals

Clock Hours: 60

This Washington State DOL-approved entry-level course is designed for buyers, sellers, investors, and any others interested in obtaining a real estate license. Topics include ownership rights, contract law, agency law, listing agreements and procedures, the selling process, valuation, finance, leasing, property management, landlord tenant law, license law and fair housing. Required texts: Mastering Real Estate Principles (5th Edition Update), Real Estate Education Company.

Real Estate Practices

Clock Hours: 30

Required course prior to first broker’s license. In this Washington State DOL-approved course, explore agency relationships, listings and evaluating techniques, in depth analysis of the purchase and sale agreements, residential financing, the closing process, marketing, negotiation, business skills and procedures, environmental issues, governmental agencies, and real estate math. Seasoned real estate instructors will answer your questions and give you feedback on your work. Course includes practical application of industry forms. The course fulfills the state-mandated 30-hour Real Estate Practices requirement for those obtaining their first Broker's license. Prerequisite: Washington Real Estate Fundamentals.

Real Estate Brokerage Management

Clock Hours: 30

Required for Managing Broker's License. Learn practical administration of a real estate brokerage; broker relationships, recruiting, supervision training; special emphasis on budgeting, managing sales, advertising, and market analysis; trust accounting, Students develop a policy and procedures manual.

Real Estate Law

Clock Hours: 30

Required course for Broker's First License Renewal (one of three courses.) Introduces the legal system, forms of ownership, title and transfer theory, agency law, contract law. Course includes review of laws impacting the real estate industry and reviews Washington State License Law. Students have graded projects to demonstrate their knowledge. Approved for appraiser pre-licensing and continuing education.

Principles of Appraising

Clock Hours: 30

Required for appraiser licensing and certification. Meets criteria set by the Appraisal Foundation for Basic Appraisal Principles. Includes, economic principles impacting appraisals, forms of ownership, appraisal tasks, principle of supply and demand. Approaches to value: Cost, Income, Sales Comparison. Current issues. Graded student project. Approved for continuing education for real estate licensees.

Appraisal Procedures

Clock Hours: 30

Prereq: Principles of Appraising. Meets criteria set by the Appraisal Foundation for Basic Appraisal Procedures and for appraiser pre-licensing education. Students apply knowledge learned in “Principles of Appraising” by developing graded form reports, and applying techniques to narrative reports. Includes overview of approaches to value and valuation procedures for residential applications. Approved for continuing education for real estate licensees.

Residential Market Analysis and Highest and Best Use

Clock Hours: 15

Meets criteria set by the Appraisal Foundation for this subject title and for appraiser pre-licensing and continuing education. Course covers types of value, defining and analyzing the market. Determining the Highest and Best, theory of Site Valuation, Land Use Restrictions, Economic Considerations, Final Highest and Best Use Analysis, Approved for continuing education for real estate licensees.

Residential Appraiser Site Valuation & Cost Approach

Clock Hours: 15

Meets criteria set by the Appraisal Foundation for this subject title and for appraiser pre-licensing and continuing education. Basic concepts of land value, data collection and analysis, reasons for separate site value, calculating costs, figuring depreciation, final analysis of cost approach. Approved for continuing education for real estate licensees.

Residential Appraiser Report Writing

Clock Hours: 15

Meets criteria set by the Appraisal Foundation for this subject title and for appraiser pre-licensing and continuing education. This course is based on the Uniform Residential Appraisal Report. The course walks the student through the process of completing the report. The instructors have a companion manual to assist the student through this course. Approved for continuing education for real estate licensees.

Real Estate Appraisal Sales Comparison & Income Approach

Clock Hours: 30

Prereq: Principles of Appraising Meets criteria set by the Appraisal Foundation for this subject title and for appraiser pre-licensing and continuing education. In depth study of the Sales Comparison and Income Approaches to value. Problem identification and solution methodologies. Data collection and analysis for these approaches to value. Approved for continuing education for real estate licensees.
